Delinquency work is mostly contact, and the ledger and the conversation sit in different places. A resident pays part of the balance, agrees a plan by text, misses the second instalment, and the ledger shows only a payment. Charge codes matter more than the total, because what a demand can properly ask for is not always every line on the account. Taking money while a notice is running can affect that notice, and the rule differs by jurisdiction. That decides how far down the ladder anything automatic may go.

Pick something else if rent arrives through several channels that post at different times. A ladder firing off a balance a day behind the bank will send a demand to somebody who paid on Friday, and one of those does more damage to a management contract than a month of manual chasing.
