Counting the clock that public marketing starts on a listing

The clock does not start when the listing agreement is signed. It starts when the property is marketed publicly, and the evidence of that moment lives in a social post, in a photograph of a sign in a front yard, or in an email that went to more than one brokerage. Counting business days from a known start is trivial. Knowing the start is not, which is why this is built as a watch over the marketing surfaces of the brokerage. Delayed marketing also needs a signed seller consent on file, so the check has two halves.

The listing data is already structured. It lives in the MLS, and since RETS was retired the modern way to reach it is the RESO Web API, which returns OData against the RESO Data Dictionary. Almost nothing else in the transaction is structured. The purchase agreement arrives as a signed PDF that was structured data inside the forms platform ten minutes earlier and got flattened on the way out.
