Drafting a seller net sheet from a payoff statement

A net sheet is arithmetic across documents that arrive on different days. The payoff statement is good only through a stated date and grows by a daily interest figure after it. The tax proration follows a convention that changes at a county line. The resale package from an association has its own turnaround. Title and escrow charges come off a published rate table rather than out of memory. Because the payoff expires, every sheet has to carry the closing date it assumed, and a sheet without that date on it is a rumour.

Context / real estate Why this one is worth doing here

A brokerage runs on dates that were calculated by a person reading a contract, and on leads that arrive in a different shape from every portal.

The listing data is already structured. It lives in the MLS, and since RETS was retired the modern way to reach it is the RESO Web API, which returns OData against the RESO Data Dictionary. Almost nothing else in the transaction is structured. The purchase agreement arrives as a signed PDF that was structured data inside the forms platform ten minutes earlier and got flattened on the way out.

When this is the wrong thing to build

Pick something else if your title partner returns a branded net sheet within the hour from their own rate calculator, which many of them do, because the title and transfer figures are theirs and they maintain them. This pays where you list across counties whose transfer tax and proration conventions disagree.

The constraint that shapes it

Negotiating, advising on price or terms, and soliciting are licensed activities performed under a supervising broker. More on how this sector works.
